In Immodio, plans are different **subscription models** that let you tailor the available features to your needs.

* **Free (€0/month)** – Ideal for first-time landlords, including basic features for up to 2 units
* **Starter (€5/month)** – For small landlords with up to 5 units, including a digital handover report
* **Standard (€15/month)** – For private landlords with up to 20 units, including defect and task management
* **Premium (€50/month)** – For investors with up to 50 units, including Priority Support

<summary><strong>How is billing handled?</strong> </summary>

Billing is processed monthly and automatically using your selected payment method. PayPal, Apple Pay, Google Pay and common credit cards (Visa, Mastercard and American Express) are supported.

<summary><strong>Is there a minimum contract term?</strong></summary>

No, there is no minimum contract term. You can conveniently cancel or change your plan at any time through your user account. Individually agreed Business plans are an exception; please refer to the applicable contractual terms.

You will be redirected to the portal of our payment provider, Stripe. Enter the email address you used to register with Immodio. Stripe will then send you a confirmation email that lets you securely sign in to the Stripe portal. In the portal, you can view and change your current plan directly. ## Immodio Tenancy Agreement

<summary><strong>How does the Immodio tenancy agreement differ from conventional contract templates?</strong></summary>

Unlike conventional templates, where you have to enter all data manually, our tenancy agreement is filled automatically with information from the tenant application and the property data you have entered. This not only saves valuable time but also minimizes the risk of errors. A conventional tenancy agreement template is often a standard form. The Immodio tenancy agreement, by contrast, is created specifically for your property. Our intelligent tenancy agreement assistant also lets you adapt the agreement to your individual requirements without compromising legal certainty.

1. Navigate to **“Tenancies”.**
2. Click **“+ Create tenancy”.**
3. Select **“Create new tenancy”.**
4. Enter all relevant data using the tenancy agreement assistant.
5. After payment, your individual tenancy agreement is generated.
6. Sign the tenancy agreement digitally.

Use Immodio's viewing management to schedule viewing appointments and conveniently request rental applications digitally. Once an applicant has reserved the property, all relevant data is transferred directly to the tenancy agreement assistant.

<summary><strong>Is the Immodio tenancy agreement legally compliant?</strong></summary>

**Yes** – the complete contractual documentation was legally reviewed by the law firm Klein (Technologiepark 6, 91522 Ansbach), which specializes in tenancy law. Your stored tenant and property data, as well as your individual information, are incorporated into it.

<summary><strong>How much does it cost to create a tenancy agreement?</strong></summary>

Creating an individual, legally compliant tenancy agreement costs only €9.00 per tenancy, regardless of the plan you have selected. In addition to the legally compliant tenancy agreement, Immodio also generates a landlord confirmation of residence and data-protection and withdrawal information for your tenant.

Exception: With the Business plan, we can agree on a pricing model tailored to your strategy.

<summary><strong>Can I adjust the tenancy agreement after payment?</strong></summary>

Yes, even after payment and generation of the tenancy agreement, a **subsequent adjustment** to the tenancy agreement or tenancy is possible as long as you, as the landlord, have **not** yet signed the tenancy and the tenancy agreement has therefore not yet been legally concluded. <summary><strong>Which tenancy agreements can I create in Immodio?</strong></summary>

Immodio lets you create **residential tenancy agreements**—whether for condominiums, rental apartments, accessory dwelling units or entire houses. The Immodio tenancy agreement is always tailored to your property. A **shared-apartment tenancy agreement** for renting out individual rooms in a shared apartment is also available. Although commercial units can be managed in Immodio, the creation of commercial tenancy agreements is currently **not** supported.&#x20;

<summary><strong>What is the difference between a tenancy and a tenancy agreement?</strong></summary>

A tenancy in Immodio links a unit to one or more tenants.\
It forms the organizational basis and contains all important information and documents relating to the tenancy. You should therefore create a corresponding tenancy for each rented unit.

The tenancy agreement is the written agreement that defines the terms and conditions of this tenancy. In Immodio, an individual and legally compliant tenancy agreement is created directly when a new tenancy is set up.

If you want to create a tenancy without generating a tenancy agreement, under **“Tenancies”**, click **“+ Create tenancy”** and select **“Add existing tenancy”**. This lets you enter an existing tenancy or upload a new tenancy with your own agreement if you do not want to use the Immodio tenancy agreement.

Immodio is available in the following languages:&#x20;

These languages are available to both you as the landlord and your tenants. This means your tenants can use both the rental application and the Tenant Portal in their native language.
