Under **"Income and expenses"** you can enter all financial transactions of your property management - both **income** (e.g. rent payments, advance payments of operating costs) and **expenses** (e.g. craftsmen's invoices, property tax, waste disposal fees, heating costs). {% hint style="warning" %} **Restriction** * Bookings that require an assignment to partners (e.g. private income, private withdrawals in partnerships) are not yet supported. This feature is expected to be available **starting in August 2026**. {% endhint %} **Income and expenditure fulfil two central functions:**
1.You can use it to carry out your entire accounting for your real estate in a legally compliant, completely digital and user-friendly way. At the end of the year, you export all the accounting and Immodio automatically generates the DATEV file for your tax advisor.
2.The second central function of income and expenditure is that you can use this information to complete your entire operating cost and heating cost statement completely digitally and in just a few clicks with Immodio.
* The **magnifying glass** symbol in the upper right corner allows you to conveniently search the entire booking inventory by keywords, amounts or categories. * In the main view, you can see an overview of all recorded income and expenses for the respective **selected year**.\ \ ![](/files/CkkJbuGx5XIUB4tvW4Qc)
* By clicking on a booking, you can view the details of the receipt or expense and edit it at any time if necessary. * Overdue and not yet paid bookings are highlighted in red. You can then check them and mark them as paid under "Status".
{% hint style="info" %} Immodio uses the DATEV chart of accounts V+V (rental and leasing) in the background and automatically creates suitable postings based on the recorded income and expenses, which you can forward directly to your tax advisor as an export. At the same time, the recorded income and expenses form the basis for your subsequent operating cost statement. {% endhint %} ### Create posting You can create a new booking using the **"+ Create booking"** button. You can create either an **income** or an **expense**. #### Intake An **income** is a booking of a payment related to one of your properties, for example: * Rent payments * Advance payments for operating costs * Additional payments from a utility bill {% content-ref url="/pages/PXSmLLrXokdYTcIHRBmh" %} [Broken mention](broken://pages/PXSmLLrXokdYTcIHRBmh) {% endcontent-ref %} #### Output An **expense** is a transaction about a cash outflow or an incurred cost item that is related to one of your properties, for example: * Craftsmen's invoices * Property tax * Waste fees * Insurance premiums * Caretaker costs {% content-ref url="/pages/17UPXDPHY1rIoStG1hHe" %} [Broken mention](broken://pages/17UPXDPHY1rIoStG1hHe) {% endcontent-ref %} ### DATEV Export Immodio uses the **DATEV chart of accounts V+V** (rental and leasing) in the background and automatically creates suitable postings based on your recorded income and expenses. Soon it will be possible to export these postings as a DATEV file and send them directly to your tax advisor. This makes it much easier for your tax advisor to process the data and saves tax advisor costs. ### Professional mode for income and expenses
Under **Show menu** in the **My data** area, you can activate the professional mode for income and expenses under **Settings**. By default, Immodio only displays the categories that you usually need for renting and leasing. This keeps the selection clear and simple. If you activate the professional mode, in addition to the categories preselected by Immodio, further DATEV accounts of the **SKR03 industry package V+V** will be displayed. This is especially helpful if you have more comprehensive account assignments or if your bookings go beyond the usual standard cases. Immodio uses the DATEV chart of accounts V+V in the background in the "Income and Expenses" area anyway. > Professional mode is deactivated by default, activation and deactivation is possible at any time. ### Accounts Here you will find an overview of relevant booking accounts according to the **DATEV chart of accounts V+V** (rental and leasing) with brief explanations of possible income and expenses. The accounts are organized thematically.
