Total consumption
In the first step, enter the respective total consumption. To do this, click on "Enter consumption" in the "Total consumption" area.
Heating of heating and hot water
You now have the choice of whether the heating of the heating and hot water is done via two separate systems (e.g. in the case of central heating, where e.g. electric instantaneous water heaters are installed in the individual units to heat the hot water) or whether the heating of the heating and hot water is done via the same system.
Total consumption for heating
In the next step, the total consumption for heating is determined.
A. Energy source according to master data
The displayed value for "Energy source according to master data" is automatically removed from the equipment and can be adjusted there if necessary.
B. HI value of the energy source
The HI value (calorific value) indicates how much energy is contained in a unit of a fuel – e.g. how many kWh are produced from a litre of heating oil or a cubic metre of gas. In the heating cost statement, this value is used to convert fuel quantities into kWh and to calculate the heating or hot water costs correctly.
Immodio automatically uses the official values according to the Heating Costs Ordinance (HeizkostenV), § 9 para. 3. If your energy supplier gives you a Hi-value specially adapted for your energy source, you can adjust it if necessary.
C. Amount of energy source
The values displayed here for the quantity purchased, as well as the corresponding unit of measure (in this case liters) refer to the postings created under Income and Expenses in the category "All costs for heating incl. maintenance, no repairs (apportioned to tenant)".
D. If there is a gas tank or oil tank
If you enter the master data of the property in the Equipment have indicated that there is a gas or oil tank for the property, the following input fields will be displayed in the heating cost statement when calculating the total energy consumption:
In the case of heating oil, liquefied petroleum gas or pellets, the quantity purchased in the accounting year does not necessarily correspond to the quantity actually consumed in the same period. The reason for this is that the central tank stock is usually not completely empty or completely filled at the beginning and end of the billing period.
If, for example, the tank is filled at the end of the year shortly before the billing date, this delivery has been paid for, but accordingly not yet fully consumed. Conversely, fuel can be consumed in the current year that was already purchased in the previous year. Therefore, the initial inventory must also be taken into account.
Determining the amount consumed
To determine the quantity consumed, the stock of the energy source at the beginning and end of the billing period is usually used. The quantity consumed is calculated as follows:
"Deliveries in the Billing Period" − "Ending Inventory" = "Quantity Consumed"
In the case of an oil tank, the initial and final stock is usually determined via the fuel gauge, an electronic level indicator or a bearing measurement with a bearing table. If the fuel gauge only shows a percentage level, this must be converted into litres based on the tank volume.
In the case of an LPG tank, the level of the tank at the beginning and end of the billing period can also be used. In some systems, a gas meter or liquefied gas consumption meter is also installed. In this case, the amount of gas consumed can be determined by the difference between the meter readings. Depending on the system and billing basis, a conversion may then be necessary, for example from m³ to kWh or to another billing unit used.
Total consumption for hot water
A. Meter reading
This option should be used if there is a heat meter with a corresponding meter reading that directly measures the amount of heat used for water heating.
To determine the total consumption for heating the hot water in kWh using the meter readings, click on the displayed meter for the hot water.
If no counter is displayed, no matching counter has been created in the property.
You can now select the "Start Meter" and the "End Meter" of the respective meter.
To do this, click on the field for Start or End meter reading and select the appropriate reading from the displayed list of meter readings stored in Immodio.
B. Manual Entry
Alternatively, you have the option of manually entering the total consumption for heating the hot water in kWh. To do this, click on "Manual" and then enter the amount in kWh.
This option can be used if the value is already available from a bill, external calculation, or other reliable source. This can be the case, for example, if a metering service provider or energy supplier has already shown the energy share for hot water preparation.
C. Calculation via formula
With this option, Immodio automatically calculates the consumption for heating the hot water using the legal formula:
The formula can be used when:
There is no directly measured meter reading for hot water preparation,
the total hot water consumption in cubic metres is known,
and the mean flow temperature can be plausibly specified.
The formula is primarily intended for cases in which the energy content for hot water heating cannot be measured directly, but can be calculated in a comprehensible manner based on hot water consumption.
Flow temperature in the master data
You can set the flow temperature in Immodio in the property under Equipment in the field of technical systems care. This information will only be displayed if you have indicated in the property in the energetic equipment that there is a central heating system.
Help with hints
Different energy sources in "Same system"
This warning appears if different energy sources are stored in the master data for heating and hot water, but "Same system" has been selected at the same time.
"Same system" means that heating and hot water are supplied by the same system. This is the case, for example, if a gas central heating system both heats the rooms and generates the hot water. If different energy sources are entered for heating and hot water, this usually indicates that it is not the same supply system. A typical example is heating with natural gas and hot water heating via electricity, for example by electric instantaneous water heaters or boilers.
In this case, you should check the master data and the selection of the supply system.
Select "Same system" only if the heating and hot water are actually supplied by the same system and the same energy source.
Choose a separate system if heating and hot water are produced independently of each other or if different energy sources are used.
Different unit of measure for heating or hot water costs
This warning appears when Income and Expenses a unit of measure has been used in at least one posting of heating costs or hot water costs that does not match the unit of measure of the stored energy source.
Example: In the master data, the unit cubic meters is stored for the energy source natural gas, but in one posting the quantity was recorded in liters or kWh.
In this case, Immodio cannot use the booking unambiguously for the calculation. The affected bookings are therefore not taken into account in the calculation of consumption and CO₂ values.
Please check the affected postings and make sure that the quantity is entered in the same unit as the energy source in the master data.
Total water volume is significantly higher than the sum of the individual meters
Measurement differences between the main water meter and individual meters may only be distributed proportionately among the users up to a limit of about 20%.
However, if this limit is exceeded, this indicates that additional consumption is not apportionable, e.g. due to measurement errors, line losses or unrecorded tapping points. In this case, only the sum of the individual meters is billable. Please check the meter readings and reading data.
Calibration of meters
If billing is based on meter readings, the meters must in principle be usable under calibration law. According to § 37 MessEG, measuring instruments may not be used uncalibrated after the expiry of the calibration period.
