# Register multiple owners in one unit

If a unit is jointly owned by several owners, this can be mapped in Immodio via a common **participant**.

To this end, the individual owners are first classified as separate participants of the type "**Other**". Then another participant is created that links these people together. This common participant can then be selected as the owner in the property.

**Case A: Unity owned by a company**

If the property is held by a company and the company acts as the owner or landlord, designate the **company as a participant of the type "owner"**. You then enter the company as the owner in the basic data of the corresponding property. In Immodio, the deposited owner is the participant assigned to the property and acts as the landlord.

The individual shareholders must **not** additionally be deposited as their own owners in order to be assigned to the property.

For your internal documentation, you can also create the individual partners as participants of the type **"Other"** and link them in the **"People"** tab in the company acting as the owner. **Case B: Multi-owner unit**

If the property is owned jointly by several people, e.g. in the case of co-ownership by fractions, you represent the owners **for management in Immodio via a common participant**. In the case of fractional ownership, ownership is legally vested in several persons according to their respective fractional shares.

In this case, create a common participant of type **"Owner**\*\*Use a unique designation that indicates the community, for example:

> **Fractional community: M. Mustermann, E. Musterfrau, J. Example, S. Example**

Then store this joint participant in the basic data of the unit as the owner.

In this way, the individual persons remain traceable for your documentation in Immodio. **Create individual owners as participants**

Before several owners can be stored in the unit, the individual owners must be created under **Participants**.

To do this, first create the following participants, for example:

* **Georg, Preuning**
* **Martha, Preuning**

The two parties can be created as both **"Owner"** and **"Other"**, this is not relevant for further processing. However, if further objects + units are created in which one of the participants is the sole owner, the creation of the participant type **"Owner"** is recommended.

**Create a joint participant**

After the individual owners/parties have been created, create another participant.

This participant can, for example, be given the name **Bruchteilsgemeinschaft: G. Preuning + M. Preuning**. It is used to store the several owners together as one owner in the property.

To do this, proceed as follows:

1. Open the menu item **Participants**.
2. Create a new participant.
3. For Type, select **Owner** as **Company**.
4. Enter the name of the **fractional community chosen in this example: G. Preuning + M. Preuning**.
5. Save the stakeholder.

**Link people**

Now open the newly created joint participant, e.g. **Community of fractions: G. Preuning + M. Preuning**

Navigate to the **People** tab. In this tab, links to other participants can be established.

Link the previously created owners here:

* **Georg, Preuning**
* **Martha, Preuning**

Then save your entries.

**Registering a common owner in the unit**

After the links have been established, the common participant in the unit can be selected as the owner.

To do this, follow these steps:

1. Open the desired unit.
2. Switch to the **Basic data** tab.
3. In the **Owner** field, select the previously created joint participant, e.g. **Fractional community: G. Preuning + M. Preuning**.
4. Save the unit.

This means that several owners are now deposited in the unit via a common participant and are referenced accordingly in the rental agreement.
