## Residential tenancy agreement

You are the owner or agent of the owner of the unit and rent it to one or more tenants.

This is the standard tenancy agreement from Immodio. It is suitable for almost all cases of renting a unit for **residential purposes.** Use the residential tenancy agreement in the following cases:

* Rental of an **apartment**
* Rental of a **single-family house** or **terraced house**
* Rental of a **granny flat**
* Rental of a [furnished](https://help.immodio.app/en-start/guides-group/tenancies/create-a-tenancy-agreement/furnishing) **apartment / house**
* Rental of an **apartment / house** [for a limited time](https://help.immodio.app/en-start/knowledge-group/temporary-living)

The Immodio tenancy agreement is automatically optimized in the background for the unit you rent, so that as a landlord you always get the optimal tenancy agreement for your individual units. The better you maintain the available parameters of your properties and units, the more Immodio can optimize the individual tenancy agreements for your units.

In addition to the contractual optimizations running in the background, you can set various parameters within the tenancy agreement, for example:

* Start of rental
* Temporary or permanent rental
* Furnishing
* Type of rent adjustment
* Scale or index rent
* Net rent
* Operating costs
* Rental deposit
* Payment due dates

A tenancy agreement is a contractually regulated legal relationship between you as a landlord and a tenant. Through the tenancy agreement, you undertake to let the tenant use the property or parts of it. In return, the tenant is obliged to pay the agreed rent and to use the property in accordance with the contract.
