With the **Immodio shared apartment tenancy agreement** you can rent out one or more rooms in a unit individually to different tenants. Each tenant receives their own tenancy agreement for their shared room. Rooms that are used jointly by all tenants - for example kitchen, bathroom or hallway - are agreed in the contract as shared rooms and assigned to all tenants with a corresponding right of shared use (so this is **not** a concept of subletting, in which a shared apartment resident acts as the main tenant and provides a sublease for all other shared apartment residents).

When renting rooms by room in a shared apartment, a separate tenancy agreement must be created for each tenant in Immodio. A separate shared tenancy agreement is then generated for each of these tenancies.

In the shared tenancy agreement you specify:

* which rooms are left to the respective tenant **for exclusive use**,
* which rooms are used as **common rooms** by all tenants and
* which rooms are **not part of the tenancy agreement** because they are used by other shared apartment residents, for example

The Immodio shared apartment tenancy agreement is automatically optimized in the background for the unit you are renting out, so that as a landlord you always get the optimal tenancy agreement for your individual units. The better you maintain the available parameters of your properties and units, the more Immodio can optimize the individual tenancy agreements for your units.

In addition to the contractual optimizations running in the background, you can set various parameters within the tenancy agreement, for example:

* Start of rental
* Temporary or permanent rental
* Furnishing
* Type of rent adjustment
* Scale or index rent
* Net rent
* Operating costs
* Rental deposit
* Payment due dates

If you do not want to rent the apartment by room, but as a **complete unit**, please use the standard tenancy agreement (living room tenancy agreement). This applies regardless of whether all residents are together as main tenants in the contract or whether a main tenant sublets the apartment to other people.
