# Utility contracts
As a landlord, it is important to define in the tenancy agreement which energy costs are billed through operating costs and which contracts the tenant must enter into with the utility providers themselves.
#### Electricity consumption for the unit
**Select this option (checkbox):**
* If the tenant organizes the electricity supply themselves and settles directly with the electricity provider (this is the standard case).

In most cases, the tenant concludes their own contract with a electricity provider of their choice. The electricity consumption is billed directly between tenant and provider and then does not belong to the recoverable additional costs.
If you, as the landlord, conclude the contract with the electricity provider and then settle with the tenant, or if you offer an all-inclusive rent, then remove the checkmark for electricity supply.

#### **Hot Water Preparation**
Whether the tenant or the landlord is responsible for the utility contract for hot water supply depends on the type of hot water generation. In the case of central hot water preparation, billing is usually done by you as the landlord or, in the case of a condominium, by the condominium management. The hot water preparation option then **does not** need to be selected.
**Select this option (checkbox) only if:**
* The apartment or house is used exclusively by the tenant (e.g., single-family house).
* The hot water is generated decentrally within the apartment (e.g., gas boiler with its own meter).
* Hot water is supplied via district heating **and** the district heating provider concludes the contract directly with the tenant.
* Hot water is provided by a contracting provider **and** the tenant concludes the contract directly with them.

For electrically operated hot water heaters (e.g., electric boiler or instantaneous water heater), billing is automatically done via the tenant's **electricity bill**.

#### **Heating**
H Frequently, an apartment is heated via a central heating system. In this case, the landlord concludes the contract with the energy supplier and passes on the resulting heating costs to the tenants as part of the operating costs.
**Select this option (checkbox) only if:**
* The residential unit is used exclusively by the tenant (e.g., single-family house).
* The heating is decentralized in the apartment (e.g., gas boiler with its own meter).
* The heat supply is provided via district heating **and** the district heating provider concludes the contract directly with the tenant.
* The heat is provided by a contracting provider **and** the tenant concludes the contract directly with them.

#### Internet connection
In the usual case, the tenant independently registers their internet connection with an internet provider. However, in special rental arrangements such as renting in a shared apartment, subletting, or partial subletting, it may be advisable for you as the landlord to provide the internet connection. In this case, the Immodio tenancy agreement automatically includes an additional text section that regulates the use of the internet connection as well as liabilityfor possible illegal activities (e.g., copyright infringements).
**Select this option (checkbox) if:**
* The tenant arranges the internet connection themselves and concludes a contract directly with the provider (standard case).
