# Period

The **start of tenancy** is the date on which the tenancy starts. From this day on, the tenant is allowed to use the unit and is obliged to pay rent. All contractual obligations also apply from this point on.

The following regulations can be made regarding the rental period. However, these are **strictly regulated by law:**

1. **Minimum rental period:**\
   The lease runs indefinitely, but can be terminated **at the earliest after the expiry of an agreed minimum rental period**. After that, the normal statutory notice periods apply (§ 573c BGB).
2. **Fixed-term contract:**\
   From the outset, the lease is limited to a certain period of time (§ 575 BGB). A fixed-term contract must usually be justified in the rental agreement (e.g. personal use). In the absence of a legally recognised reason for a fixed-term contract, the fixed-term contract is **invalid**, and the contract is considered indefinite.
