**Assign rooms when renting out shared flats**

In this step, you determine which rooms are **exclusively rented**, **shared** or **not rented** as part of the shared tenancy. This is particularly important when renting out individual rooms in shared flats, so that it is clearly defined what the rented property includes. Choose from here:

<summary>"<strong>Rented"</strong> – Shared room that is left to the tenant for sole use</summary>

* Only this room represents the actually rented room in the shared apartment.
* The leased property therefore only includes this room, all other rooms are shared rooms to which the tenant receives a right of use or rooms that are not rented out and to which the tenant therefore does not receive a right of shared use.
* It is also possible to rent **several rooms** in one unit to the tenant as exclusively used shared rooms.

In order for this selection to be made correctly, it is important that the unit has been maintained beforehand with all existing rooms and their names. Ideally, use the room names from the unit's floor plan (if available) to avoid later assignment errors. If a floor plan is stored in the unit, it is made available to the tenant in the tenant portal.

Alternatively, the rooms can also be provided with small number plates (e.g. room 1, room 2). This numbering can then also be used for the room designation.

**Rights of use**

In this optional text field, you can **additionally** specify which rights the tenant has to the shared rooms. Here, for example, it is possible to regulate the extent to which use is permitted.

**Detailed description of the situation**

This field is used for the **exact location description** of the rented room in the unit (apartment).\
\
A clear description of the location is particularly important for the rental agreement so that the rented space is **clearly identifiable**.

* So describe here **where exactly the rented room is located**, and use as objective information as possible (e.g. "WG room 1: Seen from the entrance, the second room on the left").
* **Optional:** You can also specify the **location of other rooms** (non-rented or shared rooms). Since this description applies globally to all rooms, always **precede the room name** (e.g., "Kitchen: Middle room facing courtyard as seen from the entrance").
* If you have a floor plan for the unit and you use the floor plan as a basis for the designation of the rooms, this will help with the exact assignment. The floor plan stored in the unit is automatically transferred to the tenant's tenant portal.
