# Sign rental agreement

After paying the rental agreement, the new lease is automatically created in Immodio and a contract preview is generated. From this point on, the lease is ready for digital signature for the tenant.

Please note: Before you as a landlord (manager or broker) can sign the contract, **the tenant must first have signed.** This guarantees that a valid rental agreement between all contractual partners is only concluded when you as the landlord have finally put your signature.

How your tenant signs depends on **whether your tenant has access to the Immodio tenant portal or not**.

Even if the draft lease agreement has already been transferred to your tenant's portal, the tenant's signature can still be done on-site via the landlord version of Immodio on your device, if desired.

### 1.

#### Option A: Signature of your tenant in the tenant portal

After you have paid the tenancy, Immodio will automatically check whether your new tenant already has access to the tenant portal. If there is access, this will be shown in the middle card and all documents will be automatically transferred to the tenant.

Access to the tenant portal is always available when you select the new tenant via Immodio's digital viewing management or register them under Participants manually invited to the tenant portal .

If you do not yet have access, you can use the "Invite tenant" button to create a link that the tenant can use to register in the tenant portal. All documents are then made available to him digitally and he can sign the lease digitally on his smartphone or computer.

* The tenant will automatically receive a **notification when you have created the draft rental agreement** and it is available to them in the tenant portal.
* When your new tenant logs in to the tenant portal, he or she can see your new tenancy under "**Tenancies**". By clicking on the tenancy, he can view all documents and, if necessary, download them.
* The signature is made directly digitally in the tenant portal by clicking on "**Sign**" in the tenancy.
* Once all renters have signed the contract, you will receive a notice in Immodio. The contract can now be countersigned by you.

Tenants will have access to the tenant portal if they have registered on Immodio during a viewing when requesting a viewing appointment. Alternatively, you can also invite tenants to the tenant portal **subsequently via invitation link**. More on this here: Tenant Portal

#### Option B: Signature of your tenant on site on your device

* Alternatively, your new tenant can also sign digitally on your own device. The signature is then made, for example, **at a personal appointment** or **during the handover of the apartment**.
* Open the tenancy in your Immodio account, the tenant can digitally sign the contract directly on your device.
* Once **all tenants** have signed, the contract will automatically be released for you to countersign.

Once your tenant has signed, you can countersign the lease.

1. Open the respective **tenancy** and go to the **"Documents"** section.
2. By clicking on the **"Show draft"** button, you can **check the rental agreement again completely** before signing.
3. Next, click on \*\*"Sign".\
   By ticking the boxes, confirm that all information is correct – now you can make your digital signature in the **signature field**.
4. Once saved, the rental agreement is fully **signed by both parties** and is automatically deposited in the tenancy.

Before signing, always check that the rental agreement and all the data contained in it are **correct and complete**.

<summary><strong>Signature as a broker or administrator</strong></summary>

When you use **Immodio as a real estate agent or property manager** to rent out units, you are acting **on behalf of the landlord (property owner)** named in the lease as the **contractual partner**.

If you sign the tenancy agreement **on behalf of the landlord**, Immodio recommends that you sign the signature **with an addition such as "i. A." (on commission)**.

Please note that this requires **a corresponding power of attorney** from the property owner in order to be able to legally conclude contracts in his name.
