# Create a visit

### Create a viewing

This is how you proceed to create a new survey for your unit. This is the first step to renting out property easily and digitally.

**Create a new tour**

* You can create a new tour via the menu item "Viewings" by clicking on **"Create viewing"**.

* First, select the **property** and the associated **unit** for which you want to create a viewing. If the property or unit has not yet been created, you can add it directly via **"+ Create Property"** or **"+ Create Unit"**.
* If an energy certificate is not yet stored in the property in question, you have the option of uploading an energy certificate here. Simply drag the energy certificate (PDF) into the upload field or click in the field to upload the file.
* By clicking on **"Continue"** you will be taken to the settings of the viewing.

According to **§ 80 of the Building Energy Act (GEG)**, landlords are obliged to present a **valid energy certificate** at the latest during the viewing\*\* or to display it in a clearly visible manner in the property. Therefore, make sure that a valid energy certificate is available for each visit.

**Viewing attitudes**

* The **"Title of the viewing"** is visible to all interested parties who click on your viewing link.
* In the "Description" field, enter the exact address of the unit you want to visit. To protect the privacy of the current tenant, this information will only be displayed to your interested parties after you have invited them to view. This also ensures that non-relevant interested parties do not visit the unit in advance and without an appointment confirmation.
* You can record how long a time window for a viewing lasts and how much **buffer time** you want to keep free for the next time slot, e.g. to record notes about the previous visit. Immodio then automatically calculates the appropriate viewing dates.
* In addition, you have the possibility to carry out group tours with up to 100 interested parties at the same time. Use the slider to set how many prospects can be present at the same time within a time window.
* By clicking on **"Add period"** you can record the date and time for your free times. You can add multiple days in a row. Further periods can be added at any time at a later date. Immodio recommends that you keep the time windows a little narrower, especially in areas with lower demand, so that you don't have to run out of idle time.

**Set exclusion criteria (optional)**

* Optionally, you have the option to set **Exclusion Criteria**. These serve as **knock-out criteria** for incoming **viewing requests**.
* This step is particularly recommended if you insert the viewing link directly into your property advertisement on the real estate portals in order to completely automate the appointment coordination.
* Here you can define, for example, the **maximum number of people moving in**, the **minimum net household income**, the **latest move-in date** or the **permissibility of pets**.
* Requests that do not meet these requirements will be automatically rejected. You can view these requests under the "Not suitable" filter and, if necessary, write to these interested parties by e-mail or call them if there is a suitable interested party who does not meet the knockout criteria you have chosen.

**Save and share viewing link**

* Click on **"Create viewing"** to create the viewing.
* The tour now appears under the menu item "Viewings" in the overview. You can then share the individual link to the viewing with interested parties. Interested parties can use this viewing link to apply independently for free time slots and provide initial data relevant to the decision.

You decide for yourself whether you want to insert the viewing link directly into your real estate advertisement in order to receive as many applications as possible, or whether you select the applicants in advance and pass on the link via direct message in the real estate portal only to promising interested parties.
