# Dashboard

The dashboard gives you a central overview of your most important matters and current activities in Immodio.

The **dashboard** is your central workspace in Immodio. Here you can see at a glance which open items currently need your attention and what is coming up next.

The idea behind it is simple: you open Immodio and immediately see **what needs to be done today**. Open tasks, tenancies, viewings and other matters are brought together in one central place and presented clearly according to their urgency.

This lets you work through your open items in a structured way without having to check the individual areas in Immodio manually.

### Your open items at a glance

At the top of the dashboard you see the **total number of your open items**.

You can use the individual categories to filter the display specifically:

* **Tasks**
* **Invoices**
* **Tenancies**
* **Viewings**
* **Operating costs**
* **Messages**

The number within a category shows you how many open items currently exist in that area.

Clicking a category shows you only the open items belonging to it. **"All"** takes you back to the full overview.

Use the categories when you want to work through one particular area, for example all tasks first and then the open tenancies.

### Working through open items in a structured way

So that you can quickly see which topics should be dealt with first, Immodio divides your open items according to how time-critical they are.

Under **"Act now"** you find matters where action is currently required.

Here you see, for example, overdue tasks or tasks due today, as well as open process steps where action is required from you.

This can include a rental agreement that has already been signed by the tenant and is now waiting for your signature.

Under **"Coming up"** you see matters that will become relevant in the near future.

For tasks with a stored due date, Immodio informs you about the upcoming task at least **seven days before the due date**.

This lets you plan upcoming work early and means you do not have to remember due dates yourself.

#### Keep an eye on

Under **"Keep an eye on"** you find ongoing matters whose current status you should stay informed about.

Here you see, for example, tasks whose due date is more than seven days away.

Even if you do not currently have to act yourself, this keeps the matter in view.

### Going straight to the relevant record

Every open item shows you the most important information about the matter concerned.

Click an open item to go directly to the relevant record in Immodio. This means you do not first have to open the relevant area through the main menu and search for the record manually.

### Getting started and finding your way around

The first time you visit the dashboard, a structured introduction appears to help you make the most of Immodio for your specific needs.

This step-by-step guide takes you through the most important functions and shows you how to get started with Immodio easily.

### Changes to viewings

Whenever the status of one of your viewings or applications changes, for example when a prospective tenant applies for a viewing appointment or an applicant has sent you their documents, this information is shown on the dashboard. Clicking it takes you directly to the viewing in which the change occurred.

### Open items in tenancies

This overview shows you the individual statuses of your tenancies that are still open. One click takes you straight to the tenancy concerned. Specifically, the following are distinguished:

* A tenancy has been created but no rental agreement has been generated yet **(status: created)**
* A tenancy needs to be signed by your tenant **(status: tenant signature)**
* A tenancy has been signed by your tenant and can now be signed by you **(status: landlord signature)**
* A tenancy has been signed by all parties but the tenancy start date is still in the future **(status: signed)**
* A tenancy has been signed by all parties and the tenancy start date is in the past **(status: let)**

### Overdue and upcoming tasks

In Immodio you can organise all the [**tasks**](/en-start/guides/aufgaben.md) you have to complete when letting and managing your properties centrally. Three statuses are distinguished here:

* **Open**
* **In progress**
* **Done**

For each task you can optionally set a due date. If a task has passed the due date you set and has not yet been completed (status Done), that task is shown on the dashboard under **"Overdue tasks"** once the due date has passed.

So that you do not overlook any important task, Immodio always shows tasks with a due date on the dashboard at least seven days before that due date expires. You find these tasks on the dashboard under **"Upcoming tasks in the next 7 days"**.

### Unread messages

Under the [**"Communication"**](/en-start/guides/kommunikation.md) menu item you can communicate with your tenants through messages in topic-related conversations. All new and unread messages are shown here on the dashboard.
