# Terminate a Tenancy

This page gives an overview of the most important notice periods for residential tenancies.

Notice periods generally follow statutory requirements. For tenants, the ordinary notice period is usually three months. A tenant can give notice by the third working day of a month, effective at the end of the following-but-one month.

Statutory notice periods also apply to landlords. They can increase with the tenancy duration. Landlords also generally need a legally recognised reason for ordinary termination, such as personal use or a significant breach of duty by the tenant.
