# Upcoming Features

We continuously develop Immodio to offer you even greater convenience, security and efficiency when renting out and managing your properties. We are currently working on the following features:

The features are sorted in descending order of priority:

<summary><strong>Bank account integration</strong></summary>

Incoming rent and service charge payments will be checked automatically by Immodio and recorded automatically under “Income and Expenses”.

<summary><strong>Submit meter readings</strong></summary>

In the future, once you grant permission, your tenant will be able to submit meter readings conveniently through the Immodio Tenant Portal.

<summary><strong>Report defects</strong></summary>

In the future, tenants will be able to report defects, including photos, directly to you through the Immodio Tenant Portal.

<summary><strong>Subletting agreements</strong></summary>

Would you like to sublet an apartment? Immodio will also support you with this special form of letting and provide a dedicated subletting agreement.

<summary><strong>Qualified Electronic Signature</strong> </summary>

Immodio currently supports the **text form** for tenancy agreements, which is entirely sufficient for the vast majority of lettings. This allows tenancies to be concluded digitally, conveniently and with legal certainty. In certain special cases, however, **written form is required by law** . These cases include:

We are currently working on integrating a **qualified electronic signature (QES)**. This will make it possible to conclude tenancy agreements that are subject to the written-form requirement **fully digitally and with legal effect**—without printing and signing them by hand.
