# Creating a viewing

This page explains how to create a new viewing in Immodio and set your suitable time slots centrally.

## Creating a viewing

Proceed as follows to create a new viewing for your unit. This is the first step towards letting your property simply and digitally.

#### Create a new viewing

* Use the "Viewings" menu item to create a new viewing by clicking **"Create viewing"**.

* First select the **property** and the associated **unit** you want to create a viewing for. If the property or unit has not been created yet, you can add it directly using **"+ Create property"** or **"+ Create unit"**.
* If no energy certificate has been stored for the property yet, you can upload one here. Simply drag the energy certificate (PDF) into the upload field or click the field to upload the file.
* Clicking **"Continue"** takes you to the settings for the viewing.

Under **Section 80 of the German Buildings Energy Act (GEG)**, landlords are obliged to present a **valid energy certificate** **at the viewing at the latest**, or to display it clearly in the property. Make sure, therefore, that a valid energy certificate is available for every viewing.

#### Settings for the viewing <a href="#einstellungen-zur-besichtigung" id="einstellungen-zur-besichtigung"></a>

* The **"Title of the viewing"** is visible to all prospective tenants who click your viewing link.
* In the **"Description"** field, enter the exact address of the unit to be viewed. To protect the privacy of the current tenant, this information is only shown to your prospective tenants after you have invited them to the viewing. This also ensures that prospective tenants who are not relevant cannot view the unit in advance without a confirmed appointment.
* You can define how long a time slot for a viewing lasts and how much **buffer time** you want to keep free before the next slot, for example to record notes about the previous viewing. Immodio then calculates the matching viewing appointments automatically.
* You can also carry out group viewings with up to 100 prospective tenants at once. Use the slider to set how many prospective tenants can be present at the same time within one time slot. This function is available to users from the **Standard plan** upwards.
* Clicking **"Add period"** lets you record the date and time of your free slots. You can add several days one after another. Further periods can be added at any time afterwards. Immodio recommends setting the time slots somewhat tighter, particularly in areas with lower demand, so that you have no idle time.

#### Setting exclusion criteria (optional)

* You can optionally set **exclusion criteria**. These serve as **knock-out criteria** for incoming **viewing requests**.
* This step is advisable above all when you insert the viewing link directly into your property listing on the property portals in order to automate scheduling completely.
* Here you can define, for example, the **maximum number of people moving in**, the **minimum net household income**, the **latest move-in date** or whether **pets are permitted**.
* Requests that do not meet these requirements are rejected automatically. You can view these requests under the "Not suitable" filter and, if necessary, contact these prospective tenants by email or telephone in case there is a suitable prospective tenant among them who does not meet the knock-out criteria you have chosen.

#### Save and share the viewing link

* Clicking **"Create viewing"** creates the viewing.
* The viewing now appears in the overview under the "Viewings" menu item. You can then share the individual link to the viewing with prospective tenants. Using this viewing link, prospective tenants apply for free time slots themselves and provide initial details relevant to your decision.

You decide yourself whether to insert the viewing link directly into your property listing in order to receive as many applications as possible, or to preselect applicants in advance and pass the link on by direct message in the property portal only to promising prospective tenants.
