# Settings for the operating cost statement

In this step you define whether a **heating and hot water statement** already exists for the selected property, whether you do not need one for this operating cost statement, or whether it is to be created directly with Immodio.

### Option 1 – a heating cost statement already exists

Choose this option if the heating and hot water statement has already been produced by an external service provider and you only want to offset it against the other operating costs.

This is the case, for example, if you work with a metering or billing service provider. In that case you do not have to calculate the heating costs again in Immodio. Instead you can record the individual items of the existing heating cost statement as entries and then take them into account in the operating cost statement.

### Option 2 – not required

Choose this option if you do not have to allocate heating and hot water costs to the tenants. This is the case, for example, where the apartment has its own heating or hot water system and the tenant settles the costs directly with the provider. In an owner-occupied two-family house, or in special exceptional cases under the Heating Costs Ordinance, a separate consumption-based statement may also not be necessary. As soon as you allocate central heating or hot water costs to several users, however, a heating cost statement is generally required.

### Option 3 – create the heating cost statement with Immodio

Choose this option if you want to bill the heating and hot water costs yourself with Immodio.

In this case the relevant costs, consumption figures, units and allocation keys are processed within Immodio. This makes sense if you are not using a finished statement from an external metering service provider or want to carry out the heating cost statement entirely yourself.

### Typical items in a heating cost statement

Depending on the building, the type of heating and the billing service provider, a heating and hot water statement can contain different items. Typical categories are:

* fuel costs, for example gas, heating oil, pellets or district heating
* delivery costs for fuels
* costs for the heat supply or district heating
* operating electricity for the heating system
* operating, monitoring and looking after the heating system
* maintenance and regular checks of operational readiness
* cleaning the heating system, the flue system and the plant room
* rent, use or calibration of meters and measuring devices
* meter reading costs
* costs for calculation, allocation and billing
* costs for consumption information
* hot water costs
* costs of the water supply for hot water, insofar as they have not already been billed separately
* basic charges and meter rentals in connection with hot water
