# Meters and meter readings (shared apartment rental)

Choose **"Meters and meter readings"** if a suitable meter for heating consumption **and** a meter for hot water consumption is installed in **every** unit (including the shared flat unit) and you have the respective meter readings.

It is important that you took an interim reading of the meter readings at every change of tenant in the shared flat, so that consumption can be allocated to the individual periods automatically.

Confirm your entry by clicking **"Continue"** so that you can enter the respective consumption figures on the next page.

You now see a list of all the individual shared flat billing units.

A shared flat billing unit is created automatically by Immodio as soon as there is a change of tenant within a shared flat tenancy, that is when an occupant moves out, a new occupant moves in or a room is temporarily vacant.

**Example:**\
Sebastian, Amelie and Patrick have been living together in a three-room shared flat since 01/01/2026. Sebastian moves out of his room in the shared flat on 01/07/2026. Julia moves into the shared flat on 01/08/2026.

In this case Immodio automatically creates three shared flat billing units:

1. **Shared flat billing unit from 01/01/2026 to 30/06/2026**\
   Occupants: Sebastian, Amelie and Patrick
2. **Shared flat billing unit from 01/07/2026 to 31/07/2026**\
   Occupants: Amelie, Patrick and a vacant room
3. **Shared flat billing unit from 01/08/2026 onwards**\
   Occupants: Amelie, Patrick and Julia

It is important that you take an interim reading of **all** **relevant** **meters** at every change of tenant and then record them in Immodio. On this basis Immodio automatically allocates the costs incurred to the respective shared flat billing units.

Immodio then creates a separate operating cost statement for each shared flat occupant, taking into account the cost shares for the respective period of use.

### Total consumption

In the first step you enter the respective **total water consumption**. To do so, click **"Enter consumption"** in the **"Total consumption"** area.

This means the hot water consumption of the **entire building**.

You can now choose whether the heating and the hot water are heated by **two separate systems** (for example with central heating where electric instantaneous water heaters are installed in the individual units to heat the hot water) or whether the heating and the hot water are heated by **the same system**.

Recording the total consumption and recording the individual consumption values and meter readings does **not** differ at this point from recording them for an ordinary tenancy. The special features of letting a shared flat, in particular the division into individual shared flat billing units and taking interim readings into account when tenants change, were already dealt with in the previous steps.

### Calibration of the meters

Where billing is based on meter readings, the meters generally have to be usable under calibration law. Under Section 37 of the German Measurement and Calibration Act, measuring devices may not be used uncalibrated once the calibration period has expired.

For water meters the calibration period is generally 6 years under Section 34 of the German Measurement and Calibration Ordinance in conjunction with Annex 7 of that ordinance.
