# Income and Expenses

Under the "Income and expenditure" menu item you will find Immodio's accounting function, in which you can record and view income and expenditure relating to your properties centrally.

Under **"Income and expenditure"** you can record all the financial transactions of your property management, both **income** (for example rent payments, advance payments of operating costs) and **expenditure** (for example tradesmen's invoices, property tax, waste charges, heating costs).

**Income and expenditure serve two central functions:**

* Using the **magnifying glass icon** at the top right you can conveniently search the whole set of entries by keyword, amount or category.
* The main view shows you an overview of all income and expenditure recorded for the **year selected**.\

* By clicking an entry you can view the details of the income or expenditure and edit them at any time if necessary.
* Entries that are overdue and not yet marked as paid are highlighted in red. You can then check them and mark them as paid under "Status".

In the background Immodio uses the DATEV chart of accounts V+V (letting and leasing) and automatically creates suitable entries on the basis of the income and expenditure recorded, which you can forward as an export directly to your tax adviser. At the same time the income and expenditure recorded form the basis for your later operating cost statement.

## Creating an entry

Using the **"+ Create entry"** button you can create a new entry. You can create either **income** or **expenditure**.

### Income

**Income** is an entry for a payment connected with one of your properties, for example:

* rent payments
* advance payments of operating costs
* additional payments from an operating cost statement

### Expenditure

**Expenditure** is an entry for an outflow of money or a cost item incurred that is connected with one of your properties, for example:

* tradesmen's invoices
* property tax
* waste charges
* insurance contributions
* caretaker costs

## DATEV export

In the background Immodio uses the **DATEV chart of accounts V+V** (letting and leasing) and automatically creates suitable entries on the basis of the income and expenditure you record. It will soon be possible to export these entries as a DATEV file and send them directly to your tax adviser. This makes processing the data considerably easier for your tax adviser and saves you tax advice costs.

## Professional mode for income and expenditure

With **professional mode for income and expenditure** you can show additional categories for [**Income and expenditure**](/en/anleitung/einnahmen-und-ausgaben.md) which are particularly relevant for managing large property portfolios where your staff already have comprehensive accounting knowledge.

Where professional mode is enabled, **extended categories based on the DATEV SKR 03 letting + leasing** are available to you when recording [**income and expenditure**](/en/anleitung/einnahmen-und-ausgaben.md). That is particularly helpful where you want to allocate accounts more comprehensively or where your entries go beyond the usual standard cases. In the background Immodio likewise uses the DATEV chart of accounts V+V.

Where professional mode is **disabled**, Immodio shows you a simplified selection of the most important categories.
