# Private contributions

Help on the Immodio entry item Private contributions.

You use this category for payments or transfers from **your private assets into a bank account used for your letting activity**, where the inflow of money is not rental income and not any other income from your letting activity.

**A typical case:**

You need additional liquidity in your letting account in order to pay, for example:

* a tradesman's invoice,
* a larger repair,
* incidental purchase costs,
* an insurance invoice,
* running property costs,
* a loan instalment,
* or other expenditure of your letting activity

and therefore transfer your own private money into that account.

The private contribution thereby serves to **distinguish an owner's private inflow of money from genuine income from the letting activity**.

#### **Typical cases for a private contribution**

The category can be used, for example, where you:

* transfer private money into the letting account,
* pay cash from your private assets into the letting account,
* provide your own money to cover a temporary deficit in the account,
* transfer equity for a property acquisition into the relevant account,
* provide privately available liquidity to pay for larger repairs,
* transfer private money for notary, estate agent or other acquisition costs into the letting account,
* or provide money from your other private assets for the running costs of your property administration.

What matters is:

The money comes economically from the owner and is not income from a rental, service or financing relationship with a third party.

#### **A loan payout is not a private contribution**

The payout of a loan or credit is **not** a private contribution.

**Example**

A bank pays out a **loan of €40,000** into your account to finance a refurbishment.

This **€40,000** does not come from your private assets.

It is based on a **loan relationship with the bank** and is accompanied by an obligation to repay.

The payout may therefore not be treated as a **"**[**private contribution**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10100800-privateinlagen.md)**"**. It has to be posted according to its actual function to the category "[**Taking out a bank loan, loan or credit**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10012300-aufnahme-eines-bankdarlehens-darlehens-kredits.md)".

#### **A refund from a third party is not a private contribution**

Where you get money back from a third party, it has to be examined why you receive the amount.

The following, for example, can transfer money to you:

* insurance,
* an energy supplier,
* a property manager,
* tradesmen,
* the tax office,
* a tenant,
* the seller of a property,
* another contracting party.

Such a payment is **not a private contribution** merely because it arrives in your letting account.

It has to be treated according to its actual economic origin and is recorded as "**Income**" in the appropriate category.

#### **Money from another owner**

Particular care should be taken with entries for properties with several owners.

Where a co-owner pays in their own money to finance shared property costs, for example, the private contribution should be assigned to the owner who actually provided the money.

**Example**

A property belongs to two owners.

Owner A pays **€4,000** from their private assets into the joint property account.

The **assignment** in the entry then has to be to precisely that owner, so that this **€4,000** can be assigned correctly to **owner A**.

#### **Do not automatically post money from family members as a private contribution**

Where a spouse, parent, child, life partner or other relative transfers money into your letting account, for example, this may not be regarded as a private contribution.

It first has to be clarified why the money is being paid.

The following are possible, for example:

* a loan,
* a gift,
* a contribution to costs,
* repayment,
* a payment on the owner's account,
* or actually a payment economically attributable to the owner.

The **reason for the payment** therefore has to be documented comprehensibly and posted to the corresponding category.

#### **Transfers between your own accounts**

Where you transfer money from your ordinary private current account into the letting account, this is typically the case this category is for.

**Example**

* You transfer **€2,500** from your private account into your letting account.
* The letting account therefore has an inflow of **€2,500**

This **€2,500** can be recorded in Immodio for the letting account as **"**[**private contributions**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10100800-privateinlagen.md)**"**.

#### **Paying a landlord's invoice privately**

In practice it also frequently happens that an invoice for a let property is paid **directly from the private current account**.

For example, you pay a tradesman's invoice of **€1,500** for your let property **privately**.

The "Private contributions" category does **not** have to be used for this; you simply select the payment status "Private" and Immodio assigns the entry correctly in the background.

#### **Assignment in Immodio**

With this category the assignment is to the **owner**. Select the owner from whose private assets the money actually comes.

#### **Do not recover from the tenant**

A private contribution is not a cost item of the let property. It is merely the provision of private money by the owner.

The **"Recoverable in the operating cost statement"** switch therefore has to stay **disabled**.

With larger private contributions, keep in particular:

* the transfer receipt,
* the bank statement,
* the origin of the money,
* where applicable, the purpose of the payment,
* and, with several owners, the clear assignment to the owner paying it in

on file in a comprehensible way.

That keeps it clearly recognisable later as well **why money arrived in the letting account without it being income from the letting activity**.
