# Private withdrawals, general

Help on the Immodio entry item Private withdrawals, general.

You use this category for payments or transfers from a **bank account used for your letting activity into your private assets**, where the outflow of money is not income-related expenditure and not any other expense of your letting activity.

**A typical case:**

There is surplus liquidity in your letting account and you want to use part of that money privately, for example for:

* private living costs,
* private purchases,
* private invoices,
* a transfer to your private current account,
* a private cash withdrawal,
* or other private purposes.

You therefore transfer money from the letting account into your private account or pay a private expense directly from the letting account.

You post this payment to the category: **"**[**Private withdrawals, general**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10100900-privatentnahmen-allgemein.md)**"**

The private withdrawal thereby serves to distinguish an **owner's private outflow of money** from genuine expenditure of the letting activity.

**Typical cases for a private withdrawal**

The category can be used, for example, where you:

* transferring money from the letting account into your private current account,
* withdrawing cash from the letting account for private purposes,
* paying for private purchases with the letting account,
* settling private invoices through the letting account,
* transferring surplus liquidity from your letting activity into your private assets,
* paying money from the joint property account to an owner for their private use,
* or making other payments from the letting account that have no economic connection with your letting activity.

What matters is:

The money is economically **transferred into the owner's private sphere** and is not expenditure from a rental, service or financing relationship of the letting activity.

#### **Repaying a loan is not a private withdrawal**

The repayment or redemption of a loan or credit is **not** a private withdrawal.

**Example**

You took out a bank loan for a refurbishment and transfer a repayment of **€5,000** to the bank.

This **€5,000** is indeed debited from your letting account, but it is not used for private purposes.

It is based on a **loan relationship with the bank** and serves to repay the credit taken out.

The repayment may therefore not be posted to **"**[**Private withdrawals, general**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10100900-privatentnahmen-allgemein.md)**"**. It has to be posted according to its actual function to the appropriate category "[**Repayment or redemption of a bank loan, loan or credit**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10121600-tilgung-rueckzahlung-eines-bankdarlehens-darlehens-kredits.md)".

#### **A payment to a third party is not automatically a private withdrawal**

Where money is transferred from the letting account to a third party, it has to be examined why the amount is being paid.

Payments can be made, for example, to:

* insurance,
* an energy supplier,
* a property manager,
* tradesmen,
* the tax office,
* a tenant,
* the seller of a property,
* other contracting parties.

Such a payment is **not a private withdrawal** merely because money leaves your letting account.

It has to be treated according to its actual economic origin and posted to the appropriate category.

#### **Money to another owner**

Particular care should be taken with entries for properties with several owners.

Where money is paid out from the joint property account to a co-owner for their private use, for example, the private withdrawal should be assigned to the owner who actually receives the money.

**Example**

A property belongs to two owners.

**€4,000** is transferred from the joint property account to owner A's private account.

The **assignment** in the entry then has to be to precisely that owner, so that this **€4,000** can be assigned correctly to **owner A** as a private withdrawal.

#### **Do not automatically post a payment to family members as a private withdrawal**

Where you transfer money from the letting account, for example, to:

* a spouse,
* a parent,
* a child,
* a life partner,
* another relative,

the payment may not automatically be regarded as a private withdrawal solely because of the recipient. It first has to be clarified why the money is being paid.

The following are possible, for example:

* a gift,
* private support,
* the repayment of a loan,
* a reimbursement of costs,
* payment for a service actually supplied for the letting activity,
* a payment on the owner's account,
* or actually a private use of the money.

The **reason for the payment** therefore has to be documented comprehensibly and posted to the corresponding category.

Where it is actually a private payment by the owner to the relative, the category **"**[**Private withdrawals, general**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10100900-privatentnahmen-allgemein.md)**"** can be used.

#### **Transfers between your own accounts**

Where you transfer money from your letting account to your ordinary private current account, this is typically the case this category is for.

**Example**

* You transfer **€2,500** from your letting account to your private account.
* The letting account therefore has an outflow of **€2,500**.

This **€2,500** can be recorded in Immodio for the letting account as **"Private withdrawals, general"**.

Where, by contrast, you merely transfer money between two accounts both kept within your letting activity, this is in principle only a **transfer between accounts** and **not** a private withdrawal.

#### **Assignment in Immodio**

With this category the assignment is to the **owner**. Select the owner who actually withdraws the money from the letting activity into their private sphere.

#### **Do not recover from the tenant**

A private withdrawal is not a cost item of the let property. It is merely the private use or withdrawal of money by the owner.

The **"Recoverable in the operating cost statement"** switch therefore has to stay **disabled**.

With larger private withdrawals, keep in particular:

* the transfer receipt,
* the bank statement,
* where applicable, the purpose of the payment,
* and, with several owners, the clear assignment to the owner making the withdrawal

on file in a comprehensible way.

That keeps it clearly recognisable later as well **why money left the letting account without it being expenditure of the letting activity**.
