# Other interest and similar expenses

You use this category for **other interest expenditure and interest-like costs in connection with your letting activity** where they do **not** come from a classic bank loan, loan or credit and there is no more suitable specific category in Immodio.

What is decisive is that the costs are economically connected with your letting activity. Under Section 9 EStG, debt interest and comparable expenditure can in principle be taken into account as income-related expenditure as far as it is economically attributable to a type of income.

#### **This category is not for ordinary credit interest**

Immodio expressly distinguishes between

* **interest on a bank loan, loan or credit,** which is posted to the category→ "[Debt interest, interest on a bank loan, loan or credit](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10107500-schuldzinsen-zinsen-fuer-bankdarlehen-darlehen-kredit.md)", and:
* **other interest or similar expenditure outside an ordinary loan,** which is posted to the category "[Other interest and similar expenditure](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10115800-sonstige-zinsen-und-aehnliche-aufwendungen.md)".

The ordinary monthly interest charge on your property loan therefore does **not belong in this category**.

**Example: interest for deferred payment of a letting-related invoice**

A larger service has to be paid for your let property. The service provider agrees to later payment and charges you an additional **€150 of interest for the deferral.**

The original obligation concerns exclusively your letting activity and the **€150** arises because of the payment deferral granted.

In this case the **€150** can be posted to the **"**[**Other interest and similar expenditure**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10115800-sonstige-zinsen-und-aehnliche-aufwendungen.md)**"** category.

#### **Default interest can also be relevant here**

The same can apply where **default interest** is charged to you because of a letting-related obligation or where you yourself charge default interest to a third party.

**Example**

An invoice concerning exclusively your let property is paid late. The contracting party additionally charges **€80 of default interest.**

Where the necessary economic connection with your letting activity exists and it is not interest on a loan or credit, the **€80** can in principle be assigned to this category.

#### **Credit interest remains debt interest**

Where you take out a credit of **€50,000** to refurbish your let property, for example, and the bank charges **€2,500 of interest** in the year, that **€2,500** does not belong in **"**[**Other interest and similar expenditure**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10115800-sonstige-zinsen-und-aehnliche-aufwendungen.md)**"** but in the category **"**[**Debt interest, interest on a bank loan, loan or credit**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10107500-schuldzinsen-zinsen-fuer-bankdarlehen-darlehen-kredit.md)**".**

#### **Do not post overdraft or current account credit interest to this category either**

Where you use, for example:

* a current account credit,
* an overdraft facility,
* another bank credit

to finance your letting activity, this is likewise **credit interest**.

It therefore in principle belongs in the **"**[**Debt interest, interest on a bank loan, loan or credit**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10107500-schuldzinsen-zinsen-fuer-bankdarlehen-darlehen-kredit.md)**"** category and not in this other interest category.

#### **Private interest does not belong in this category**

Where you pay interest because of a private obligation, it may not be attributed to your letting activity.

For example:

* financing a private car,
* a private hire purchase,
* credit for a holiday trip,
* other private financing.

Securing a private credit on a let property in principle changes nothing about that either. What is relevant for the attribution for tax is the economic connection, that is the actual use of the funds.

#### **Split mixed reasons**

Where an interest charge concerns your letting activity only in part, in principle only the corresponding share relating to the letting activity may be taken into account.

**Example**

Other interest costs: **€400**

Of that, comprehensibly:

* **75% relates to your letting activity**
* **25% relates to a private transaction**

In principle **€400 × 75% = €300** can then be attributed to the letting activity and therefore posted to the category "[Other interest and similar expenditure](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10115800-sonstige-zinsen-und-aehnliche-aufwendungen.md)".

#### **Assignment in Immodio**

With this category the assignment is to the **owner**. Select the owner to whom the other interest expenditure is actually economically attributable.

#### **Do not recover from the tenant**

The owner's interest and financing costs are **not recoverable operating costs of the let property**.

The **"Recoverable in the operating cost statement"** switch therefore has to stay **disabled**.
