# Maintenance of the website, homepage, etc.

You use this category for the running care, maintenance and updating costs of a website or homepage that you use for your letting activity.

What is meant in particular is the costs of keeping an existing website **technically functional, secure and up to date** without a completely new website or a substantially new web presence being created in the process.

A letting-related website can serve, for example, to:

* present available apartments or other let properties,
* provide information to prospective tenants,
* receive contact or viewing enquiries,
* provide information for existing tenants,
* or present your letting activity or property administration to the outside world.

#### **What can be posted to this category?**

Costs can be posted here in particular for:

* the technical maintenance of an existing website,
* regular security updates,
* updates to the content management system used,
* remedying technical errors,
* repairing faulty functions,
* adapting to new browser or technical requirements,
* updating existing content,
* replacing outdated texts or images,
* maintaining property listings,
* smaller layout adjustments,
* optimising the mobile display,
* regular data backups as far as these are part of the website maintenance,
* or running maintenance contracts with a web agency.

**Example: a running maintenance contract for your website**

You run a website on which you present your available rental apartments.

A web agency takes on:

* security updates,
* technical error fixing,
* updating the system,
* smaller changes to existing pages.

For this you pay **€50 a month**

Annual amount: **€50 × 12 = €600**

#### Creating a website for the first time

This category is intended only for the running maintenance, care, technical updating or smaller adjustment of a website that already exists.

**Creating** a new website **for the first time** is to be distinguished from that. Smaller creation costs of up to **€800 net** can be posted, as far as they serve directly to advertise the letting activity, to the **"**[**Advertising costs (sponsorship, advertising, business cards etc.)**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10148400-werbekosten-sponsoring-werbung-visitenkarten-etc.md)**"** category.

#### **Distinguish a software licence from website maintenance**

Immodio has the category: **"**[**Software licences, software, SaaS, Immodio, software rental**](/en/anleitung/einnahmen-und-ausgaben/buchhaltung-erweiterung/10107700-softwarelizenzen-software-saas-immodio-softwaremiete.md)**".** It should be distinguished from website maintenance itself.

**Example**

Your web agency charges:

* In addition you pay **€120** a year for an independent **software or plugin licence**. #### **Assignment in Immodio**

With this category the assignment is to the **owner**. Select the owner whose letting activity the website actually serves.

#### **Do not recover from the tenant**

The maintenance of a landlord's website or homepage is part of the **advertising or administration of their letting activity**.

These costs do **not** arise from the running intended use of the let building and are not operating costs of the tenant.

The **"Recoverable in the operating cost statement"** switch therefore has to stay **disabled**.

* the **invoice from the web agency or service provider**,
* the maintenance or service contract,
* proof of payment,
* a description of the work carried out,
* with mixed use, the calculation of the share relating to the letting activity,
* separate invoices or items for software licences, hosting or other additional services,
