# Features (unit)

This page gives you a detailed explanation of the fields in the "Features" tab of a unit.

## Technical systems

* Here you can store various features. The **predefined features** affect additional agreements in the **Immodio rental agreement** and should therefore be maintained carefully.
* You can also add individual features for your **internal documentation**.
* All features stored in the property are transferred automatically to the units of that property, but they can be adjusted manually.

## Furnishing

* All furnishing items can be recorded here. They can be assigned to the relevant room.
* For the Immodio rental agreement, only whether the unit is furnished, partly furnished or unfurnished is relevant. The individual items are not listed in the rental agreement.

If you conclude a shared apartment rental agreement, the furnishing items are listed directly in that agreement, since handover reports are rarely prepared for every change of tenant in shared apartment lettings.

* If you create a digital handover report with Immodio, the individual items are listed there accordingly and recorded in the handover report.
