# Recording multiple owners for one property

If a property belongs jointly to several owners but is not part of a condominium owners' association (WEG), this can be represented in Immodio through a shared **party**.

To do so, the individual owners are first created as separate parties of the type "[**Other**](/en/anleitung/beteiligte/sonstige.md)". A further party is then created that links these people together. This shared party can then be selected as the owner in the property.

### Case A: property owned by a company

If the property is held by a company and that company acts as the owner or landlord, create the **company as a party of the type "**[**Owner**](/en/anleitung/beteiligte/eigentumer.md)**"**. You then store the company as the owner in the basic data of the property concerned. In Immodio the stored owner is the party assigned to the property that acts as the landlord.

The individual shareholders do **not** additionally have to be stored as separate owners for the assignment to the property.

### Case B: property with several co-owners

If ownership is held jointly by several people, for example as co-ownership by fractional shares, represent the owners **for management in Immodio through a shared party**. With co-ownership by fractional shares, ownership legally belongs to several people according to their respective fractions.

In this case create a shared party of the type **"**[**Owner**](/en/anleitung/beteiligte/eigentumer.md)**"**. Use a clear name that shows the community, for example:

> **Fractional ownership community: M. Mustermann, E. Musterfrau, J. Beispiel, S. Beispiel**

Then store this shared party as the owner in the basic data of the property.

You can additionally create the individual co-owners as parties of the type **"Other"** and link them in the shared owner under the **"People"** tab. This keeps the individual people traceable in your Immodio documentation. ## Explanation of the procedure

### Create all owners as parties

Before several owners can be stored in the property, the individual owners have to be created under **Parties**.

To do so, first create the following parties, for example:

* **Georg, Preuning**
* **Martha, Preuning**

The two parties can be created either as **"Owner"** or as **"Other"**; this is not relevant for the further steps. If further properties and units are to be created in which one of the parties is the sole owner, however, creating them as the party type **"Owner"** is advisable.

### Create a shared party

Once the individual owners or parties have been created, create a further party.

This party can be given the name **Fractional ownership community: G. Preuning + M. Preuning**, for example. It serves to store the several owners together as one owner in the property.

Proceed as follows:

1. Open the **Parties** menu item.
2. Create a new party.
3. Select the type **Owner** as a **company**.
4. Enter the name chosen in this example, **Fractional ownership community: G. Preuning + M. Preuning**.
5. Save the party.

### Link the people

Now open the newly created shared party, for example **Fractional ownership community: G. Preuning + M. Preuning**

Go to the **People** tab there. In this tab you can create links to other parties.

From the list of all parties, select the owners you created earlier:

* **Georg, Preuning**
* **Martha, Preuning**

If you then select the type **"Shareholder"**, you can document the exact size of the shareholding.

Stating the DATEV party number is optional here and serves to break down the DATEV export to your tax advisor in even more detail. The DATEV party number has to match the official number from the assessment declaration and may not be assigned arbitrarily. You receive the DATEV party number from your tax advisor.

Then save your entries.

### Enter the shared owner in the property

Once the links have been created, the shared party can be selected as the owner in the property.

Proceed as follows:

1. Open the property you want.
2. Switch to the **Basic data** tab.
3. In the **Owner** field, select the shared party you created earlier, for example **Fractional ownership community: G. Preuning + M. Preuning**.
4. Save the property.

Several owners are now stored in the property through a shared party and are referenced accordingly in the rental agreement.
