# Messages

This page explains how you can use messages to communicate directly and by topic with your tenants in Immodio.

The **"Messages"** function lets you communicate directly and individually with your tenants. Communication takes place in topic-related **"conversations"**, so that matters can be handled clearly and traceably and closed again once they have been settled.

* You always start a new conversation for an entire tenancy. This means the messages are visible to all tenants of that tenancy, provided they are registered in the tenant portal. This ensures that all tenants of a tenancy have always received your messages. Individual tenants of a tenancy **cannot** be written to separately.
* Your tenants can also contact you directly through the tenant portal and start a topic-related conversation.
* Once a matter has been settled, you can archive the conversation using the **"Mark as done"** button. Using the **"open"** and **"done"** filter cards you can sort the conversations by their status.
* Conversations you have opened as the landlord can only be marked as done by you, not by your tenants. Conversations your tenants have opened can be marked as done both by you and by your tenants.

When there are new messages you receive a notification on your [**dashboard**](/en/anleitung/dashboard.md) in Immodio, and both you and your tenant are informed about new messages by email. Note that your tenant can only be informed by email if they have confirmed their email address.

All conversations can be searched specifically using the search function.

### Starting a new conversation

You can start a new conversation using the **messages icon** at the bottom left.

**Proceed as follows:**

1. Click the **messages icon**.

2. Select the **tenancy** you want to send a message to from the **drop-down list**.
3. Set a topic-related subject for the conversation and then click the **"Start conversation"** button. **"Cancel"** lets you end the process at any time.
4. The conversation has now been created. Enter your message in the **text field at the bottom of the screen** in the usual chat format.
5. Send the message using the **arrow icon**. Your tenant now receives a message and can reply to it through the tenant portal.
