# Creating a tenancy

This page explains step by step how to create a tenancy in Immodio and then generate a rental agreement.

## Ways to create a new tenancy

In Immodio there are essentially two ways to create a new tenancy:

### 1. Creating a tenancy from a viewing you have carried out

* Once you have carried out a [**viewing**](/en/anleitung/besichtigungen.md) through Immodio and your applicant wants to rent the unit bindingly, the **"Create tenancy"** button is shown to you in the viewing.
* Clicking it adopts all relevant data about the unit and the tenant automatically when the tenancy is created.
* Once payment is complete, the tenancy is created and a draft rental agreement is generated. The tenancy is transferred automatically to your new tenant's **tenant portal**. There the tenant can review the draft and then [**sign it digitally**](/en/anleitung/mietverhaltnisse/mietverhaltnis-anlegen/mietvertrag-unterschreiben.md).

### 2. Creating a tenancy manually

* Go to the **"Tenancies"** menu item and click the **"+ Create tenancy"** button.
* Once payment is complete, the tenancy is created and a draft rental agreement is generated. It can be signed digitally on your device by you and your tenant.
* You can then [**invite your tenant to the tenant portal**](/en/wissen/mieterportal/einladung-in-das-mieterportal.md) in order to transfer all documents to your new tenant's tenant portal. There the tenant can review the draft and then [**sign it digitally**](/en/anleitung/mietverhaltnisse/mietverhaltnis-anlegen/mietvertrag-unterschreiben.md).

In both cases the Immodio rental agreement assistant supports you and guides you step by step through the entire process.
