# Contract type

In this step you select the contract type you want to create a tenancy for.

In this step you select the contract type you want to create a tenancy for. Depending on whether you are creating a [**"New tenancy"**](/en/anleitung/mietverhaltnisse/mietverhaltnis-anlegen/neues-mietverhaltnis-bestehendes-mietverhaltnis.md#creating-a-new-tenancy) or an [**"Existing tenancy"**](/en/anleitung/mietverhaltnisse/mietverhaltnis-anlegen/neues-mietverhaltnis-bestehendes-mietverhaltnis.md#adding-an-existing-tenancy), different options are available. Once you have created a new tenancy, you can generate a legally sound rental agreement reviewed by lawyers at the end of the process and sign it digitally.

* **"New tenancy":** When you create a new tenancy, at the end of the process you receive an individual, legally sound Immodio rental agreement as well as all other legally relevant documents for letting. The costs for this depend on the plan you have chosen.
* **"Existing tenancy":** Creating existing tenancies in Immodio incurs no additional costs. You can simply upload rental agreements that already exist and manage the tenancy digitally. If you want to carry out a new letting using a rental agreement that already exists, or manage a contract type that is not currently supported, please select "Existing tenancy"; digital signing is then not possible, however.

The table below shows which contract types are currently supported:

<table><thead><tr><th width="211.73046875">Contract type</th><th>New tenancy (with a legally sound Immodio rental agreement)</th><th>Existing tenancy</th></tr></thead><tbody><tr><td><strong>Residential rental agreement</strong><br>You are the owner or the owner's representative of the unit and let it for residential purposes to one or more tenants.<br></td><td>✔️ Possible</td><td>✔️ Possible</td></tr><tr><td><strong>Shared apartment rental agreement</strong><br>You let one or more rooms to a tenant in a house share. The letting takes place through separate rental agreements with different tenants.<br></td><td>✔️ Possible</td><td>✔️ Possible</td></tr><tr><td><strong>Sublease agreement</strong><br>You are the tenant or the tenant's representative of the unit and sublet it temporarily or permanently to one or more third parties (subtenants).<br></td><td>🟡 Available in future</td><td>🟡 Available in future</td></tr><tr><td><strong>Partial subletting</strong><br>You are the owner or tenant of a unit and sublet part of the unit you live in yourself, temporarily or permanently, to one or more third parties (subtenants).<br></td><td>🟡 Available in future</td><td>🟡 Available in future</td></tr><tr><td><strong>Commercial lease agreement</strong><br>You are the owner or the owner's representative of the unit and let it for commercial purposes to one or more tenants.<br></td><td>Immodio focuses on creating rental agreements for residential purposes. Individual commercial lease agreements can therefore not currently be generated.</td><td>✔️ Possible</td></tr></tbody></table>

{% hint style="info" %}
When you pay for a new tenancy you receive all the documents for legally sound letting: a rental agreement reviewed by lawyers, an automatic landlord confirmation of residence, a brochure on heating and ventilating correctly, a legally compliant right of withdrawal notice, individual house rules, an additional agreement for index-linked or graduated rents, and a data protection notice for tenants.
