# Shared apartment rental agreement

This page explains when the Immodio shared apartment rental agreement can be used.

The **Immodio shared apartment rental agreement** lets you let one or more rooms of a unit individually to different tenants. Each tenant receives their own rental agreement for their room. Rooms used jointly by all tenants, for example the kitchen, bathroom or hallway, are agreed in the contract as communal rooms and assigned to all tenants with a corresponding right of shared use (this is therefore **not** a subletting arrangement in which one house share resident acts as the main tenant and provides a sublease to all the other residents).

When letting rooms individually in a house share, a separate tenancy has to be created in Immodio for each tenant. A separate shared apartment rental agreement is then generated for each of these tenancies.

In the shared apartment rental agreement you define:

* which rooms are provided to the tenant concerned **for exclusive use**,
* which rooms are used by all tenants as **communal rooms** and
* which rooms are **not part of the tenancy**, because they are used by other residents of the house share, for example

The Immodio shared apartment rental agreement is optimised automatically in the background for the unit you are letting, so that as a landlord you always receive the best rental agreement for your individual units. The better you maintain the available parameters of your properties and units, the more Immodio can optimise the individual rental agreements for your units.

In addition to the contractual optimisations running in the background, you can set various parameters within the rental agreement, for example:

* start of the tenancy
* fixed-term or open-ended letting
* furnishing
* type of rent adjustment
* graduated or index-linked rent
* net base rent
* operating costs
* rental deposit
* payment due dates

If you want to let the apartment not room by room but as a **complete unit**, please use the standard rental agreement (residential rental agreement). This applies regardless of whether all residents are named jointly as main tenants in the contract or whether one main tenant sublets the apartment to other people.
