You are the owner or the owner's representative of the unit and let it to one or more tenants.

This is the standard Immodio rental agreement. It is suitable for almost all cases where a unit is let for **residential purposes.** Use the residential rental agreement in the following cases:

* Letting an **apartment**
* Letting a **detached house** or **terraced house**
* Letting a **granny flat**
* Letting a furnished **apartment / house**
* Letting an **apartment / house** on a temporary basis

The Immodio rental agreement is optimised automatically in the background for the unit you are letting, so that as a landlord you always receive the best rental agreement for your individual units. The better you maintain the available parameters of your properties and units, the more Immodio can optimise the individual rental agreements for your units.

In addition to the contractual optimisations running in the background, you can set various parameters within the rental agreement, for example:

* start of the tenancy
* fixed-term or open-ended letting
* furnishing
* type of rent adjustment
* graduated or index-linked rent
* net base rent
* operating costs
* rental deposit
* payment due dates

{% hint style="info" %}
A rental agreement is a contractually regulated legal relationship between you as the landlord and a tenant party. Through the rental agreement you undertake to provide the tenant with a property or parts of it for use. In return, the tenant is obliged to pay the agreed rent and to use the property in accordance with the contract.
