This page summarises the most important questions about Immodio.

## Plans

<summary><strong>What are plans in Immodio?</strong></summary>

In Immodio, plans are different **subscription models** that let you match the range of functions to your needs.

* **Starter (€5/month)** – For small landlords with up to 5 units, including a digital handover report, income and expenses, and one operating cost statement.
* **Standard (€15/month)** – For private landlords with up to 20 units, including defect and task management
* **Premium (€35/month)** – For investors with up to 50 units, including priority support

<summary><strong>How is billing handled?</strong></summary>

Billing takes place monthly and automatically using the payment method you have chosen. PayPal, Apple Pay, Google Pay and the usual credit cards (Visa, Mastercard, American Express) are supported.

<summary><strong>Is there a minimum contract term?</strong></summary>

No, there is no minimum contract term. You can cancel or change your plan at any time conveniently from your user account. An exception applies to individually agreed Business plans. Please refer to the relevant contract terms in that case.

<summary><strong>How can I change my plan?</strong></summary>

2. Click **"Settings"**
3. Go to the **"Account"** tab

4. In the **"Account and plan"** section, click **"Change plan"**

You will now be forwarded to the portal of our payment service provider Stripe. There you enter the email address you are registered with at Immodio. You will then receive a confirmation email from Stripe that lets you log in securely to the Stripe portal. In the portal you can view your current plan and adjust it directly.

<summary><strong>Where do I find the invoices for my plan?</strong></summary>

1. Click the **"user icon"** at the top right
2. Click **"My data"**
3. Under **"Account and plan"**, click **"Invoices"**

Your invoice and plan portal is provided by our payment service provider Stripe. You will now be forwarded to the Stripe portal. There you enter the email address you are registered with at Immodio. You will then receive a confirmation email from Stripe that lets you log in securely to the Stripe portal. In the portal you can view your current plan and adjust it directly.\ <br>

Copy the password shown for the PDF file. You will receive an email with an encrypted PDF file at the email address stored in Immodio. You can open it with the password you copied.

<summary><strong>How do I delete my account?</strong></summary>

1. Click the **"user icon"** at the top right
2. Click **"Settings"**
3. Go to the **"Account"** tab

4. In the **"Account actions"** section, click **"Delete account"**
5. Confirm the action by typing "Delete" into the input field and then clicking **"Delete irrevocably"**.

Once confirmed, your account is marked for deletion. You will be logged out automatically and will no longer be able to log in to your account. Your data will be **permanently and irrevocably deleted after 14 days**.

If you would like to reverse the deletion, please contact Immodio customer support **within** these 14 days by email at "<kundenservice@immodio.app>".

## Immodio rental agreement

<summary><strong>How does the Immodio rental agreement differ from conventional contract templates?</strong></summary>

Unlike conventional templates, where you have to enter all the data manually, our rental agreement fills itself automatically with the information from the tenant application and the property data you have stored. This not only saves you valuable time, it also minimises the risk of errors. A conventional rental agreement template is often a standard document. The Immodio rental agreement, by contrast, is created to fit your property precisely. With our intelligent rental agreement assistant you can also adapt the contract to your individual requirements without losing legal certainty.

<summary><strong>How can I create a rental agreement in Immodio?</strong></summary>

1. Go to the **"Tenancies"** menu item.
2. Click **"+ Create tenancy".**
3. Choose the option **"Create new tenancy".**
4. Record all relevant data using the rental agreement assistant.
5. Once payment is complete, your individual rental agreement is generated.
6. Sign the rental agreement digitally.

Use the Immodio viewing management to arrange viewing appointments and request apartment applications digitally. Once an applicant has reserved the apartment, all relevant data is transferred directly into the rental agreement assistant.

<summary><strong>Is the Immodio rental agreement legally sound?</strong></summary>

**Yes** – the complete set of contract documents has been reviewed by the law firm Klein (Technologiepark 6, 91522 Ansbach), which specialises in tenancy law. Your stored tenant and property data as well as your individual entries are incorporated into it.

<summary><strong>How much does creating a rental agreement cost?</strong></summary>

Creating an individual and legally sound rental agreement costs you only €9.00 per tenancy, regardless of which plan you have chosen. Alongside a legally sound rental agreement, Immodio also generates a landlord confirmation of residence (Wohnungsgeberbestätigung) and a data protection and right of withdrawal notice for your tenant.

Exception: on the Business plan we can agree a pricing model tailored to your strategy.

<summary><strong>Can I still adjust the rental agreement after payment?</strong></summary>

Yes, the rental agreement or tenancy can still be **adjusted afterwards**, even once it has been paid for and generated, provided you as the landlord have **not** yet signed the tenancy and the rental agreement has therefore not yet been legally concluded. <summary><strong>Which rental agreements can I create in Immodio?</strong></summary>

Immodio lets you create **rental agreements for residential space**, whether for owner-occupied apartments, rental apartments, granny flats or entire houses. The Immodio rental agreement is always tailored individually to your property.

A **shared apartment rental agreement** for letting individual rooms in a house share is also available.

Commercial units can be managed in Immodio, but the creation of **commercial lease agreements** is **not** yet supported.

<summary><strong>What is the difference between a tenancy and a rental agreement?</strong></summary>

A tenancy in Immodio links a unit with one or more tenants.\
It forms the organisational basis and holds all important information and documents relating to the rental relationship. You should therefore create a corresponding tenancy for every unit you let.

The rental agreement is the written agreement that sets out the terms for this tenancy. In Immodio an individual and legally sound rental agreement is created directly when you create a new tenancy.

If you would like to create a tenancy without generating a rental agreement, go to **"Tenancies"**, click **"+ Create tenancy"** and choose the option **"Add existing tenancy"**. This lets you record a tenancy that already exists, or upload a new tenancy with your own rental agreement if you do not want to use the Immodio rental agreement.

<summary><strong>Which languages is Immodio offered in?</strong></summary>

Immodio is offered in the following languages:

* 🇹🇷 Turkish
* 🇺🇦 Ukrainian

* 🇷🇴 Romanian

These languages are available both to you as a landlord and to your tenants. This means your tenants can use both the apartment application and the tenant portal in their own native language.
