# Terminating a tenancy

This page gives you an overview of the most important notice periods for residential tenancies.

The notice period is generally governed by the statutory provisions. For tenants the ordinary notice period is usually three months. The tenant can give notice by the third working day of a month, taking effect at the end of the month after next.

Statutory notice periods also apply to landlords. These can be extended depending on how long the tenancy has lasted. In addition, for an ordinary termination the landlord regularly needs a legally recognised reason for terminating, for example personal use or a serious breach of duty by the tenant.
